The Appraisal District identifies property to be taxed, determines its appraised value, whether to grant exemptions, the taxable owner, address, and which jurisdictions may tax the property. For information on values, exemptions, ownership or addresses, please contact the Appraisal District during business hours.
Property taxes are local taxes that are assessed locally, collected locally and used locally. The tax collector distributes the funds to schools, cities, counties, and other local governments. Local governments spend the funds on schools, roads, hospitals, police departments and other programs.
Taxes are due when you receive your tax statement. Tax collecitons begin October 1 and taxpayers have until January 31 of the following year to pay thier taxes. On February 1, penalty and interest charges begin accumilating on unpaid taxes.
Fair market value means the price at which a property would transfer for cash or its equivalent under prevailing market conditions if: Exposed for sale in the open market with a reasonable time for the seller to find a purchaser, both the seller and the purchaser know all the uses and puposes to which the property is adapted and for which it is capable of being used and of the enforceable restrictions on its use. Both the seller and the purchaser seek to mazimize their gains and neither is in a position to take advantage of the exgiencies of the other.
In order to make accurate appraisals on every property we have to visit them peridocally to ensure that the data used in making the appraisal is still correct.
